Apparently the issue is with the missing menus. In the header there are 2 menus that do not exists when installing the theme. As soon as you populate the menus, the theme will load quickly and nicely.

Yes, there is a call to admin-ajax.php and some data returning. I say some data because it looks like there is only the first part of the XML. No errors…
