You just need to unzip the file you downloaded and there should be a folder or a zipped file in there with the same name as the theme, Use this folder or ziped file to install.
Some authors package all the documentation and demo files in the zip file you download initially. This causes the error you are getting because the theme files are not located in the first layer of the compressed file.
